Nationally, there was no significant change in last month’s price movements, with prices up by just 0.1% compared to July. On an annual basis, however, the rate of increase accelerated from 6.4 percent to 6.5 percent, suggesting that the housing market is in a recovery. Indeed, as demand is picking up, house prices are also rising at a faster pace. <\/p>\n\n\n\n

The most significant monthly price increase occurred in the Budapest agglomeration, Pest county, where prices of apartments and houses for sale were 1.2 percent higher than in July.<\/p>\n\n\n\n

The biggest price increase compared to August last year was in the North Great Plain region, including Debrecen, where house prices rose by 8.3 percent.<\/p>\n\n\n\n

Compared to July, Budapest house prices are up 0.5 percent, but year-on-year the price increase is now 7.8 percent.The Budapest housing market has received a major boost this summer, but the clouds are gathering over the capital’s housing market, caused by the winds of the Airbnb ban. <\/p>\n\n\n\n

In Budapest, the average price per square metre was HUF 1.06 million. In eleven districts (I, II, III, V, VI, VII, IX, XI, XII, XIII and XIV), they are already at or well above the 1 million euro level. While only four districts – XVII, XXI, XX and XXIII – have average prices per square metre below HUF 800 000.<\/p>\n\n\n\n

The average price per square metre is already above HUF 700,000 in five of the county towns. Debrecen leads the way with HUF 833,000, ahead of Gy\u0151r at HUF 793,000 and Veszpr\u00e9m at HUF 791,000. Sz\u00e9kesfeh\u00e9rv\u00e1r and Szeged follow with 782 thousand and 771 thousand HUF respectively. <\/p>\n\n\n\n
