I have a limited number of assignments and I work alone, therefore I can offer a higher quality of services more frequently, for a lower commission.
I usually work in the region of Budapest (Hungary) and Szeged (Hungary), but I can also work in other locations for individual arrangement.
My contingency fee depends on the type of property, its location and the type of contract, ranging from a minimum of 1% to a maximum of 2% of the sale price of the property.
The so-called ‘success fee’ means that there are no costs unless the sale is successful. There are no cost overruns and no other hidden costs (telecoms, parking, etc.) I don’t have hourly rates, only success fee.
I work with two types of contract: I ask my client to entrust me alone with the sale of the property. I reward maximum trust with the best commission. Otherwise, I work in parallel with several estate agents.
I use various forms of offline marketing. On one hand, I advertise the property to the people in my database. On the other hand, I create adverts on the most popular and most visited online platforms.
I estimate the value of a property with the help of the most reliable calculators (working with the largest and therefore the most reliable database) in the country, as well as through collaborative colleagues and through personal experience.
Before selling the property, I assess the situation of the client and the property. Then, on this basis, I propose a plan that helps the client to sell the property on the best terms as quickly as possible. I analyse the plan on an ongoing basis and suggest changes to my client in order to facilitate the sale.
I stay in contact with customers in any case and form (in person, by phone, email, SMS) as frequently as desired (per enquiry, daily, weekly, monthly). I always send a summary by email with the previous week’s statistics, providing the basis for the current direction of the sales plan.
Photography (and videography) is a profession that requires special skills and equipment. In my opinion, it’s very important to stand out from the crowd of adverts. That’s the first step. For this reason, I always have a photographer/videographer colleague who is responsible for the professional property shots
I have my tested questions to ensure that the property is only presented for potential buyers. This is important because it avoids misunderstandings in many cases and does not take up undue time of either the client or the interested party.
There are no online or offline advertising costs. Potential buyers call me and I can show the property in the absence of the owner, too, which also saves my clients time. Home staging (preparing the property for sale) can also increase the value of the property and shorten the time to sale.
